Buildings, floors and plants in a single structure

A single building can contain dozens of plants spread across different floors and rooms: without well-organised data, identifying a plant and its technical history is not easy and takes time.
The MACHINA WEB tree structure organises the portfolio on four levels: site, building, floor or room, and plant.
For more complex plants an optional components level can be added.

  • Sites, buildings, floors and rooms organised in a tree structure
  • Registry of every plant, for example electrical, water, heating, air conditioning, lifts and fire protection
  • Optional components level for complex plants
  • Operating status of each plant and active work requests

From the occupant's ticket to closure in the field

The people who use a building every day are the first to notice a fault: a light out, an air conditioner down, a leak. With MACHINA WEB occupants open a work request (ticket) from PC, tablet or smartphone and it immediately reaches the facility manager.
Technicians receive the work request on smartphone or tablet, check the plant record and close the job on site, without going back to the office.
Every ticket is tracked from opening to closure.

  • Tickets opened by occupants from PC, tablet or smartphone, with no training needed
  • Plant identification via barcode or QR code, with photos and documents attached
  • Real-time notifications to the facility manager, technicians and external contractors
  • Work requests and plant records on smartphone or tablet for technicians
  • Job closed on site, with the ticket status always up to date

Plants and tickets on the map

When the portfolio is spread across several sites and buildings, knowing where each plant is and where faults are open saves time for both planners and technicians. MACHINA WEB shows plants and active work requests on an interactive map: the facility manager sees at a glance where action is needed and manages interventions directly from the map.

The tools for facility management

Tools to plan building maintenance and non-technical services such as cleaning, landscaping and pest control, coordinate in-house technicians and external contractors, and keep deadlines, contracts and costs under control.

Periodic Inspections and Safety

Scheduled maintenance plans and periodic inspection deadlines for plants and safety equipment, such as fire protection, earthing systems and lifts, with automatic alerts and work orders generated at the due dates. Safety checklists supporting occupational health and safety requirements (Italian Legislative Decree 81/08).

Contracts and SLAs of External Contractors

Contracts with maintenance and service contractors, with deadlines and renewals. Agreed SLA times are compared with actual times, with alerts on breaches and SLA compliance reports by supplier.

Analytics, KPIs and Costs

Dashboards and more than 300 report families on maintenance costs by plant, building and supplier, failure frequency (MTBF), repair times (MTTR) and SLA compliance of external contractors: the data you need to justify the budget and show results to management.

Documents and BIM Models

Technical data sheets, manuals, floor plans and plant drawings always linked to the plant, the maintenance plan or the work order. The built-in viewer opens BIM models and IFC, CAD and Revit files directly in the browser, with no additional software.

IoT and Smart Buildings

Ready for smart buildings: through the REST API, plant IoT devices send meter readings and open work requests automatically, without waiting for occupants to report the fault.

How much can you save by switching from reactive to preventive maintenance? Department of Energy data shows average maintenance cost savings of 12% to 18%.

Do you have questions about MACHINA WEB?

Yes. MACHINA WEB is a CMMS software that supports facility management: it manages building and plant maintenance with a tree structure of sites, buildings, floors and plants, fault tickets opened by occupants, periodic inspections, contracts and SLAs of external contractors, technical documents and BIM models, maintenance KPIs and costs, as well as services such as cleaning and landscaping. Technicians work in the field from smartphone and tablet.

With a four-level tree structure: site, building, floor or room, and plant. For more complex plants an optional components level can be added.

Yes. Occupants open a work request (ticket) from PC, tablet or smartphone, with no training needed, and can identify the plant via QR code. The ticket immediately reaches the facility manager, is assigned to the technicians or the contractor in charge and is tracked until closure.

MACHINA WEB records the agreed SLA times in the contracts and compares them with the actual times of the work orders assigned to contractors, with alerts on deadlines and breaches, SLA compliance reports and KPIs such as MTTR for each supplier.

Yes. Besides plant maintenance, MACHINA WEB also manages non-technical services such as cleaning, landscaping and pest control with the same tools: periodic scheduling, assignment to in-house staff or external contractors and a history of the work done.

Tracked tickets. External contractors under control.
